Brooklyn, NY | P&D Home Inspections LLC

A recent brownstone inspection in Carroll Gardens, Brooklyn revealed a hidden electrical concern behind an otherwise beautifully renovated property.

The home featured:

  • updated kitchens

  • refinished flooring

  • renovated bathrooms

  • modern cosmetic finishes

However, during the inspection process, P&D Home Inspections LLC identified an older Federal Pacific Electric panel serving the property.

Additional observations included:

  • older branch wiring components

  • signs of prior electrical modifications

  • limited modern AFCI/GFCI protection

  • crowded breaker layout

Although the electrical system was operational at the time of inspection, the panel type itself raised safety concerns commonly associated with older Federal Pacific equipment.

The buyer was advised to seek further evaluation from a licensed electrician prior to closing.

Why This Inspection Mattered

Without a thorough inspection, this issue could easily have gone unnoticed during the purchase process.

Older Brooklyn brownstones often contain:

  • hidden electrical upgrades

  • aging infrastructure

  • layered renovations completed over decades

Professional inspections help buyers identify these concerns before finalizing a purchase.
