During a recent townhouse inspection in Freehold, New Jersey, several deficiencies were identified throughout the home. While concerns involving the roof, electrical system, appliances, and HVAC equipment were noted, the basement revealed conditions that warranted immediate attention.
The findings included elevated moisture levels, standing water, evidence of rodent activity, a severely corroded boiler, and restricted access to portions of the basement.
These conditions ultimately contributed to the inspection being discontinued before completion.
Elevated Moisture Levels

Moisture readings obtained during the inspection indicated elevated conditions throughout portions of the basement.
Excess moisture can contribute to deterioration of building materials, indoor air quality concerns, and conditions favorable to microbial growth.
Standing Water Observed
An open cavity within the basement floor contained standing water at the time of the inspection.
Standing water is never considered a normal condition and may indicate drainage concerns, groundwater intrusion, plumbing issues, or long-term moisture management deficiencies.
Evidence of Rodent Activity

Evidence of significant rodent activity was observed within the basement.
Rodent infestations can damage insulation, wiring, stored belongings, and building materials while also contributing to sanitation concerns.
Corroded Boiler Components

The boiler exhibited advanced rust and corrosion consistent with prolonged exposure to moisture and deferred maintenance.
Corrosion of mechanical systems may affect performance, reliability, and expected service life.
Restricted Access Conditions
Visibility and access to portions of the basement were significantly limited by stored materials.
While portions of the basement were documented photographically, the most severe areas are not shown in this public-facing article out of respect for the occupants and to avoid unnecessary embarrassment.
Restricted access can prevent a complete evaluation of systems and components and may conceal additional deficiencies.
